Ultimate Goal for a Timeshare Withdrawal

The financial crisis has forced many of us to lessen our household expenses and that includes paying for timeshare units that only eat up a big chunk of the family’s budget. It is unavoidable that owners tend to think of reselling the unit since they believe they can still get a little profit from it. It’s true that they could have around 30%-50% profit from the original price. But sometimes due to competition, it goes lower so it could be seen. And even so, there’s no guarantee that your unit can be sold immediately over the others. This method encourages you to waste more money since you will still be paying for the maintenance fees unless considered sold.

Reselling is also prone to scams. A lot of timeshare owners were deceived by resale companies that ask for upfront fees. The latter would promise of a sure buyer of the unit or a promise of rigid advertising through different channels to get immediate buyers. But then none of those are true. Markets for timeshares are nonexistent. No one is interested on it now compared before so there’s no assurance that someone out there would still want a unit of his own. Another thing is that resale companies don’t advertise but rather leave your timeshare behind. They don’t even make reimbursements so don’t bother asking them for one.

Rentals can attract better than reselling since it requires no maintenance fees on the part of the renters. Vacation lovers somehow recognize having a timeshare vacation through rentals. This is much safer on the part of the renters to avoid further unnecessary obligations. It may somehow help the owners in terms of paying for the maintenance fees but it isn’t sustainable and so won’t help the owners in the long run. Chances are the owner would still pay for those maintenance fees.

If you are really decided to withdraw your ownership, you must not anymore consider gaining profits from it. The profits you can derive from it aren’t that worthy enough to wait. So forget about renting or reselling. You might as well give it to charities or better yet try the transfer title. Both ways don’t require for upfront fees. All you have to do is to clear the payments including the current maintenance fees.

Are Timeshares Really That Valuable?

A timeshare property is considered one of the most valuable possessions a family could have. Aside from its monetary value, timeshare ownership’s main purpose of existence is to provide cost-effective, less hassle, and high standard vacation get away for you and your family. It centers into the idea of quality vacation experience that is greater than the monetary value.

But there’s nothing more valuable than to save your family from further and future financial obligations. A timeshare unit’s payments don’t happen only once but several times. Say you would be paying for as much as one thousand dollars in the first five years of your ownership. The payment doesn’t guarantee you of the same price as it may increase in your 6th, 7th , 8th , etc. year of your ownership. If you have acquired a deeded property, you will forever suffer the maintenance costs and this responsibility may be passed on to your children once you depart.

And so before you could feel the hardships timeshare ownership brings, it is best to settle your property as soon as possible. What I mean of settling here is to give up your timeshare ownership since it won’t do good on you and your family’s finances in this times of crisis and in the future. I’m sure your method of settling would be to resell your unit.

The dangers of reselling are obvious these days. And so why should I encourage you on that? Reselling through illegal resale companies will again add to your burden since they require upfront fees for ‘advertising’ yet they don’t do anything at all. They often say they would reimburse your investment after the period of which the unit should already be sold. They eventually won’t honor their promises and yes they don’t put it on paper so you won’t have anything to defend.

There is a timeshare relief that will surely be the answer to your needs. A transfer title system assures you of a lifetime of timeshare freedom. All you have to do is to comply the first two requirements which are to pay the unit in full and keep the maintenance fees up to date. You will find yourself free from it the moment it is successfully transferred.

Timeshare Warnings

Recovering your cash might indeed be one of the hardest to solve. It is especially true when the company you have trusted with the advertisement of your timeshare unit suddenly disappears like a thief in the night.

Unrecovered timeshare fees have been the cause of many complaints filed in Attorney generals’ offices these days. Timeshare owners said that these fees were collected by resale companies to finance the advertising costs of the properties that they wanted to resell. The fees amounted to hundreds and even reached thousands of dollars. Some were lucky enough to get back the amounts since the companies were found guilty by the federal courts and their offices are visible. Other owners didn’t since the resale companies did not exist right from the start.

Owners find ways in order to achieve the timeshare relief they wanted. But they feel hopeless every time they hear more and more complaints as well as the sales drop from news updates.

Attorney Generals, Better Business Bureau (BBB), and federal courts have worked hand in hand in order to lessen or totally eradicate the incidents surrounding the timeshare community. They have been engaging parties as information dissemination and at the same time a warning to all. Attorney generals’ task is to receive complaints from timeshare owners. Better Business Bureau provides the list of all possible F rated resale companies. F rating is given to those resale companies who have engaged themselves in unscrupulous business transactions. Federal courts issue lawsuits and make resale companies pay if found guilty.

But above anything else, be careful on resale companies that ask for upfront fees. if a representative asks you for a credit card number hang up the phone. Too good to be true sales talk should not be tolerated. Verbal promises should be written on paper, otherwise, they might just screw you up. never believe that your property has been immediately sold unless you see those supporting papers that you need. They keep on telling you that they’ll be advertising your unit in any costs. The number that you have been contacting for follow-ups is not answering.

A Release From Timeshares

It is inevitable that timeshare owners nowadays wanted to rip off that unit they have been suffering for years. They simply cannot get out of the fees associated in owning a supposedly paradise-like vacation.

The popularity of this grand vacation has spread across the US, Europe and around the world since the 70s. A simple concept, ‘why rent a room? Buy the hotel’, became the foundation of the vacation plan. It was further innovated to meet flexibility and suit the needs of consumers.

A timeshare unit is always located in a first class resort, hotel, condominium, etc. since it boasts of luxury. It is luxurious since it is with timeshares that you get the best of a vacation experience. The facilities are well provided as well as the access to the establishment’s amenities. And with all these, it requires you to pay thousands of dollars not just once but the entire duration of the contract in the form of maintenance fees.

Maintenance fees are paid yearly. These fees shall maintain the functionality of the place so you won’t have to go back and check the unit if it’s still working or not. It will also serve as payments for electricity, water, and other utility bills such as telephone and cable t.v.

The problem with these fees is that it keeps on increasing. Timeshare owners have realized that paying for it is impractical nowadays because of the effects of recession. Aside from that, owners don’t use it more often because the scheduled dates don’t anymore fit in the scheduled timeshare use. It could also be that they’re tired of paying for nothing. So what for?

But in as much as they wanted to free themselves from the obligations timeshare brings, they simply can’t escape it right away. Especially, if the owner decides to resell it rather than just transfer the title without receiving any money at all.

Reselling would really take time. Not to mention the multiple scammers surrounding you trying to ditch you up. In short, it is not a guaranteed timeshare relief. It is better to use the transfer title system so you won’t have to worry about fees anymore.

Get Out Of That Timeshare Unit

It was in the 1960s that a unique vacation concept emerged in an hotelier located at the French Alps. The slogan ‘why rent a room, buy the hotel’ clearly made fingers snapped because the people’s dream that time was to own their own vacation house. When traveling was considered a need, there wasn’t much argument against owning that timeshare unit. But the tables have turned and the huge timeshare industry started to fall off the grounds.

Big time developers such as Wyndham, Marriott, and Hyatt, have utilized their cost saving strategies in order to retain the industry. Some have closed down opportunities to their workers. Since there are lesser or no workers at all, sales offices were forced to close. Timeshare developments were on hold. It also came to a point to convert timeshare units into other types.

Despite of all these measures taken by the said companies, the sales have still increased by 10% early this year. Yet it still did not compensate the loss that the industry has experienced in a short span of time.

The fall of the industry was also due to the increasing scammers surrounding the community. Potential buyers have backed out due to the hard selling tactics used by timeshare companies during sales presentations. Resale companies have required upfront fees which in the first place should not occur prior to closing a deal. As a result, the dissatisfaction rate towards timeshares became high and the drop of sales followed.

The maintenance fees have increased and owners found it hard to sustain such expenses. While it was more tolerable then, it wasn’t so right now due to the fact that service and commodity rates have increased. The sad part here is that owners could not easily escape from it since their reselling option takes time.

There is another way of lessening the burden. A title transfer system was conceptualized in order for timeshare owners too fully make an exit from the world of timeshares. It is a must that you have paid the unit in full. The previous maintenance fees should be cleared and should therefore be current.

Don’t wait for the next maintenance fee payment. Surrender your timeshares and get the timeshare relief you’ve always wanted.

Hefty Maintenance Fees

The payment you have made right when you purchased that timeshare unit doesn’t end there. In fact, there are succeeding maintenance fees that you need to pay annually. What you don’t know that maintenance fees might just increase every year. It may be manageable in the first few years. But what about in the following years given that the fees have increased beyond your income.

Timeshare owners began to react with the increase. They have realized that it’s tiring to pay for something they don’t get to use often. And it also bothers them paying yearly when they think they cannot afford it anymore. Often these buyers regret their decisions to purchase a timeshare sale.

What most people think when they wanted to get out of their unit is to sell it. But reselling the property is not an easy task. The timeshare resale market has been unstable. Timeshare owners have considered placing it in the resale market because of divorce, high debt, and even death making each unit hardly seen. Despite these, people still fall into timeshare traps after listening to a presentation and purchase a timeshare due to hard selling sales pitches.

Timeshare sellers likewise compete with resort developers. The latter, that has an opportunity to get travel discounts, can offer cheaper rental rates compared to what ordinary timeshare owner pays. So who in the world would want to purchase a unit when you can just have the same luxurious accommodations at a much lesser price?

So what is the utmost option to stop paying for that hefty maintenance fee?

There is what we call cancel timeshare strategy. And Timeshare Relief does that to end your timeshare hassle. In just 4 years, the company has enough experience in helping these owners out of timeshares since in a short span of time they have already satisfied 40,000 customers.

The timeshare transfer process of Timeshare Relief guarantees you that you will be free from paying huge amount of fees. All you need to do is to qualify to their standards. Units must be paid in full and the maintenance fees are paid up to date. But if you think you didn’t qualify from any of those mentioned you can call their hotline and ask more about the services. It might just be the answer to your undying financial nightmare.

Timeshare Relief: The Guaranteed Exit Solution to Timeshares

Who doesn’t want vacation? Who doesn’t want a unique and extravagant vacation like timeshares?

I do like the idea of going on a timeshare vacation. Why not? It offers the best services complete with facilities and amenities that everyone in the family would love. It is only found in first-class resorts, condominiums and hotels such as Wyndham, Marriott, Hyatt, etc. so you are certain that you only receive the best of every vacation experience you always dreamed of.

The spacious suites allow family members to be in the same unit. You can also invite your friends to come along as each unit can lodge up to at least ten people. You won’t have to worry about additional rooms unlike those with the traditional hotel accommodations. That means no one would ever miss the every single bonding moment you will have.

The facilities are complete just like what you all have at home. It might be even better than you’re your home. It has dining room, living room, bathrooms, and a kitchen where you can cook your own food. You need not to dine outside since you all have the equipments needed for cooking meals.

In addition to the benefits I’ve mentioned, the unit is surrounded with amenities as well. That means you can do other activities for free. You can go swimming in their indoor and outdoor pools. Some might have golf courses and tennis courts in which you can have your family tournaments. Access to theme parks can come true since you already have the ticket—and that is owning a timeshare.

Can you just imagine how perfect your vacation could be? But can you also imagine how these are being paid for.

But of course, like any other luxury has a price to pay. Right when you purchase that property, payments may reach a minimum of $10,000 and up. This is not the end of your expenses since you have to pay for the maintenance fees. And maintenance fees do increase right after timeshare organizations agreed to heighten it up. Whether you are using it or not, you are obliged to pay.

Since the recession struck in 2008, many of the timeshare owners have tried their luck to resell their timeshares yet failed because they were caught up by unscrupulous timeshare resale companies. As a result, they are afraid to negotiate with some other companies and so they continue to suffer from their timeshares.

Good thing Timeshare Relief can help timeshare owners in transferring the title of the property without the cost. Just get qualified with their requirements and you are guaranteed an exit solution to that timeshare. It’s one sure hope for desperate timeshare owners.

Ways to Advertise your Timeshare Property

Trying to sell your timeshare? Of course you cannot sell it overnight. You need to really work hard for the sale especially marketing and advertising it. This article will help you advertise your timeshare property sale in the best places and the best ways.

First up, the thing that you should do is of course go to the timeshare developer who sold you the timeshare property. They can suggest places where they also advertised. They can definitely help you advertise your sale. Some resorts provide their clients a bulletin board where their timeshare properties can be advertised. If the timeshare developer doesn’t have that, you may suggest them to have it and they might have that.

You can never go wrong with the grapevine. Spread the word. Tell all your friends and relatives about it so that they may also tell their other friends. Thus, through that, you may hit a potential client bull’s eye.

If it goes with your budget, then you might want to spend some for a newspaper ad or flyers/leaflets which you can spread in the city or outside the city.

Lastly, you do what everyone does. Post your sale on the internet. There are websites that cater to pure timeshare reselling and you must definitely put your sale there. There are free ones while others you need to pay. Again, it depends on your budget. You must also post your sale on websites selling anything under the sun like EBay. A lot of potential buyers go there to buy stuff.

These days, the social networking websites make it a lot easier for people to be discovered whether their talents, stuff they strut, and of course, things they sell. Wherever you post your sale, may sure that your sale is very visible on the internet.

The timeshare do-it-yourself sale

The most common way to sell timeshare properties are through timeshare resale companies or with the help of a timeshare broker. Timeshare owners avail their services and just wait for the properties to be sold. However, a lot of timeshare owners have already managed to sell the timeshare properties themselves. In this world of technology, there is no way that people cannot do it on by themselves.

Remember the time when you were just about to buy your property. I’m sure you used the internet to at least search for great places for your vacation. If not, there may really be something that you check on the internet that’s related to that.

The internet is a powerful tool to boost someone’s sale. There are already a lot of ad spaces online where you can just put whatever it is that you are selling. Some websites are for timeshare resale properties themselves. The key to be able to sell your timeshare property fast is to be visible online.

However, you must not just dwell online. Maximize the exposure of your sale. If possible, use all kinds of media that are friendly to your budget. You can also use your connections and charm. Of course, you spread the word. By that, I mean, you literally spread the word via grapevine, or through word-of-mouth. Ask some of your friends to tell others that you’re looking for a buyer.

If you still don’t trust yourself, don’t fret. All you have to do is to buy the timeshare resale kit. Sounds new right? Yes, there are already timeshare resale kits available in the market to guide timeshare owners selling their properties. The kit comes with step-by-step instructions on how to be able to sell your timeshare property successfully, plus all the legal matters you have to deal with. It’s easy on the budget.
You can choose to do everything mentioned and have a successful sale. Whatever you do, remember to do your homework and not do things hastily. Do some research. Don’t rush things because you cannot sell that property overnight. However think positive because maybe you can really sell it overnight. Good luck!

Timeshare Resale Made Easy

Selling timeshare properties has made an image that it is very hard and costly for timeshare owners to be able to get rid of. However, these days, a lot of companies make it easier for people. Selling timeshares are made more possible and quick through auction websites.

Typically, a timeshare owner would hire a broker for him or her to be able to sell the property. This takes a lot of money because they have to pay that broker. It is also quite risky because the broker they hired might just be a scam. For some timeshare owners, they go for a timeshare resale company. This is still the same because there are a lot of companies out there that have already victimized a lot of people. Yes, there are legal companies, but the owners end up paying for fees way beyond their expectation.

What is highly recommended is selling through action websites. This is not only convenient for the seller, but also for the buyer. There are several potential timeshare buyers out there who first look for timeshares online.

Auction websites do not ask timeshare sellers for huge extra fees and commissions. There are also several websites out there that offer free advertising. These websites can really help people with their sale. In just days, timeshare owners can get personal messages regarding their sale. For auction websites, there would be people bidding for their timeshare properties given that they priced their property according to its value and if their property is so hard to resist.

What You Ought To Know About Timeshares

Timeshare is a piece of property that gives you the rights to use it. There are several of you who own the unit but each of the owners are given the privilege to use that specific unit in a given week in a year.

It is not an investment like some people imposes to--unless of course, you invested about your future vacations. But if it’s for the sole purpose of augmenting one’s income, well, then forget about it. Timeshares are not considered an investment simply because there is a limited timeshare market around. You barely can see one. It is not easy to sell since many do not appreciate paying for maintenance fees that takes care of the upkeep of the property.

Speaking of maintenance fees, these fees are required to give convenience on your part. Say for example your timeshare unit is a plane away from your hometown, you don’t just fly every now and then and see to it that the unit is still working. It would be impractical to do so. With the fees incorporated in each timeshare unit, you are assured that once you get back from your vacation place, you need not to worry about the cleanliness as well as the functionality of all the facilities and utilities your timeshare has.

Some do not like the idea of maintenance fees as they point out that you are wasting your time and money paying for a place that you can only visit for a year in a week or so.

There are two ways in which you can acquire that timeshare. It’s either you purchase directly from a timeshare company or visit the resale market.

If you are planning to purchase directly from a timeshare company then expect the expensive cost—say $10,000. It is because of the marketing costs the company sets. You are given 3-day free vacation experience for you to find out the unit. Also, they could give freebies such as air tickets for free. You can’t find these perks on the resale market. It is because it only costs around 30%-50% of a timeshare property’s price. But you still are being serviced by the resort with utmost convenience and comfort that you haven’t thought would happen to you.

Anyhow, timeshares are one of the best vacation getaways you can have. By knowing what you want, you would be able to choose the right timeshare for your needs.

Wanted: Legitimate and Expert Timeshare Brokers

Timeshare brokers aren’t as visible as real estate brokers. In fact, they are only found in Florida, the timeshare capital, and in North and South Carolina. You hardly can find them anywhere in the world. Being a timeshare broker has the most challenging work. It is because they deal with a property that barely has a market. Even so units available in the secondary market only cost 30-50% of its original price, yet selling is still difficult to achieve and it takes a lot of time to close that timeshare deal. With these facts, it is very crucial to select the right timeshare broker to make the most out of your timeshare.

Find that timeshare broker of yours. You should double your efforts in looking for that broker if you’re not living in high vacationing places like Florida. You are lucky if you’re living in these places where you most likely could spot more than two. It is best to consider the broker coming from a reputable timeshare company. Most likely, these people have lesser chances of cheating on you since they are carrying not just their name but the prestige of their company as well. Ask questions that are relevant to your timeshares such as the average time frame a property is listed in the market before being sold. Most importantly ask for the average selling price of your timeshare. Do these with other timeshare brokers, compare and contrast, then choose the best.

If you know someone who had successfully transferred their timeshares, you may ask who their timeshare broker was. Note the broker’s performance during his past resale transactions.

Go for timeshare brokers who don’t charge for upfront fees and excessive commission. If possible, get away from them. These people might be scammers who gets the money and lets your timeshare sit in the market for so long yet yield no results at all. Most legitimate timeshare brokers accept payments only after your unit is sold. Ask what sort of strategies he would employ to successfully sell your timeshare. And to end your doubts regarding the legitimacy and efficiency of your broker, ask for their background at Better Business Bureau (BBB).

Attorney Generals (AG) of the states always remind consumers to stay away from companies who promise to good to be true alternatives in order to get rid of their timeshares fast and quick. It is advisable to read the AG Office’s guidelines on timeshare fraud and must report complaints.

Vermont consumers have suffered from the promises of a Nevada-based company named Apex Professionals, Inc. The said company conducted sales meeting outside the state. It violated consumer laws as well as Vermont’s state laws.

The conferences were held in March and May 2009 at Courtyard Burlington and Capitol Plaza Hotel Montpelier. Various agreements were made in the said conference. The consumers were told to surrender their timeshares since they will be giving them the ‘offer’. This ‘offer’ was believed by the consumers to be in a form of cash. But it turned out that they had to pay for hundreds of dollars in order to avail of the transfer of ownership. As a result, Apex was charged to pay $64,000 to the 15 victims and $65,000 to the state of Vermont.

AG Willam H. Sorrell said that intruders violating the state’s laws shall face serious consequences.

Consumers must take precautionary measures when getting rid of your timeshare units. There is an organization that addresses these timeshare problems. Timeshare Relief was founded by Cindy Martin MacMillan and David MacMIllan, both were victims of timeshares too. It got the Torrance Award for two consecutive years. The award is given to organization/ companies who have successfully built good relationships and sound practices in business.

Vacation time is fast approaching and what more can a family think of rather than spending a wonderful vacation. You might be preoccupied with turning the pages of your directory to find out some nice place to visit. But you probably have no time making a call and inquire on these resorts. Then suddenly you remember that it’s about time that you and your family purchase a timeshare.

Oops! You might as well not. While timeshare gives you a hassle-free vacation, it might turn out to be a real hassle in the long run. Yes, you can save for hotel expenses in a span of 30 years, but you will be consumed with paying the increasing annual maintenance fees.

Let’s start on the most important detail of purchasing an item or a property—and that is money. Of course, once you purchase an item, you get to pay them first-hand. Timeshare of course costs a thousand dollars. But apart from that first payment, you will have to pay for its maintenance and miscellaneous fees. These fees are mandated by the resort for the continuous upkeep of your unit. You don’t want your unit to be messy or dysfunctional. The fees itself shall also be used for other bills such as phone, water, and electricity. The maintenance fees are paid annually that cost around $250 depending on the property you have chosen. Now, these fees are sometimes confusing in contracts. So might as well find out under fees as these may escalate if for example the timeshare organization decides to increase it.

And most likely it will increase due to the ongoing global recession. In 2008, timeshare sales have dropped. The major hotel chains like Wyndham, Starwood and Marriott have reported that there was a significant timeshare sales drop because of the lack of market. Since there has been a financial crisis, people did not choose timeshare as a vacation getaway. Two of the mentioned hotels have stopped its construction while Marriott continued since it is already at its last phase of development and still opened its doors to those who still wanted a timeshare though the public thought it was stupid for them to do so. Starwood have slashed down employees and closed some of its offices. The sales loss tremendously affected the timeshare industry that its sales increase as of this early 2010 was not significant though.

What so devastating about timeshare is that if you decide to dispatch your unit you just cannot easily find a market. It is pretty hard to sell a property that is not worth investing and is not really an investment at all!

Now if someone gives it to you as a gift, then you might as well disregard it. Remember the increasing maintenance fees!

Nowadays, we don’t just consider the fun and excitement of spending on an extravagant vacation. Since the world is suffering on a severe economic crisis, think wisely of spending your hard-earned cash. You don’t want to waste every single centavo that you have earned.

What is a Deeded Timeshare?

Everyone can own timeshares. Everyone has the right to choose what type of ownership would he or she wants to have when it comes to the timeshare. One of the many types of ownership is the deeded type of timeshare ownership.

According to an article of Jason Tremblay entitled Deeded Timeshare: A Closer Look at the Pros and Cons, deeded timeshare was very famous before. And even though nowadays, even though its not famous compared before, there are still some people who opt for this type of ownership. With this kind of ownership, what one should expect? People who have this kind of ownership just own a percentage of their timeshare unit as well as the timeshare’s resort areas. If you would compare it with the Rights to Use Timeshare Ownership, the latter is a more or less a lease agreement which grants the owner in utilizing his or her property at a specific time for a few years.

Moreover, even though deeded timeshare provides you with a number of rights for your timeshare, of course, there are also equivalent responsibilities for you because of these rights. And if ever you want to give away your deeded timeshare, you can always opt for a timeshare exchange which will be done by your chosen trusted timeshare company.

However, you must remember that when you have this kind of timeshare ownership, you are held responsible for ay liabilities which may appear within the timeshare resort. if someone got hurt within the vicinity of the timeshare resort, that someone can file a case against the resort and the deeded owners may have the chance to be also responsible for what happened.

With this, you must be really careful with your deeded timeshare. You must read the terms and conditions carefully before you approve of anything regarding owning the said timeshare. All you have to do is to be careful.

Timeshare, Anyone?

With almost everyone getting close-fisted, selling a timeshare is no easy task. So we tend to quickly seek for the experts but this might not be necessary after learning some basic facts.

First, you must know your Unique Selling Proposition (USP). When it comes to Time-Share, you must highlight to your buyers how Time-Share offers a carefree vacation. It’s like owning your vacation. No need to fuss over where you can find an accommodation and whether it has the amenities you needed.

Second, you must know whether you want to completely sell your time-share or you might only want to sell a period of time of your timeshare. You might seek a help from a real estate agency if you choose to sell your timeshare completely. If you’re selling a timeshare outright, it is best to seek for a property management company of the site. These companies provide opportunities where your Time-Share can be advertised to prospective buyers through listing or bulletin boards at the location.

Before getting listed, make sure you know the laws concerning Time-Share. Laws may vary from state to state. Because of its joint-ownership nature, be familiar with additional rules such as the approval of the new buyer.

Be ready for the cost entailed in selling a Time-Share. Don’t expect much out of it. Keep in mind that the company who owned and sold the property spent a lot in marketing it alone making the price way higher than it actually cost in building it.

Getting your timeshare listed can be done in two ways. First, you might want to hire an agent to guide you in any legal issues and other concerns since these people are familiar with the task. Or you can do it on your own through the internet in Web sites catering timeshare resales.

If you’re only into temporary leasing your timeshare, it might be better to get it listed in Websites without hiring an agent or an agency.

Turning Your House in to a Timeshare

Timeshare is a type of joint ownership of property where there are as a many as 52 owners. The owners receive the use of a certain property such as a condominium unit, a house and the likes. They use it for a specified period each year such as one or more weeks.

Before you turn your house into a timeshare, you should analyze a few things about your house and how marketable it can be as a timeshare. You might have to ask yourself a few questions regarding this decision.

First, taking photographs of your abode should mark as your start in transforming your house into a timeshare. These are needed for you to post on websites such as http://timesharerelief360.com/blog or www.sellmytimesharefast.org and to be placed in the newspapers.

Next, tidy out the things in your home that you don't want your guests to be touched or used. You can also purchase a safety vault box for some of things that have a large monetary value, but this can be too costly for you if you acquire one. You can find a closet or place in the house to put your things away in and get a lock for that place to protect those things and/or valuables.

Now, you have to make sure that your home is marketable in the business of timeshare home rentals and vacation homes. One of the factors in buying a house and a lot is, as they say, is "location, location, location". Survey the area where your home is situated in if it has anything to offer to its visitors like tourist attractions and nice beaches.

Moving on, hire a timeshare professional agent to take a look over your home and give you an idea of the cost you should charge your guests to rent out your timeshare. He/she may even give you tips on how to improve your timeshare.

Next, arrange a schedule by figuring out on what time of the year you want your home to be a timeshare and what time of the year you will want to stay there. You can rent your timeshare home throughout the whole year if you have another home.

Lastly, promote your timeshare by advertising it in newspapers, in magazines and on the Internet. Your timeshare should be clean and has everything to accommodate your guests and their needs while staying in your home.

Scout diligently market son timeshare over the internet. Prices might range from $500 to $5000 depending on the week you want, location, amenities and other details. This is actually cheaper compared to a on week rental in a resort in the same vicinity. Typically, you will only be paying a small amount upfront or will serve as a partial payment. The remaining fees will be collected on a yearly basis so as to pay the maintenance of your unit.

However, after a few years, if it comes that you no longer interested in your timeshare property, you can actually put it on resale over the net. Emerging Chinese Market a Good Sign for Hawaiian Timeshare Industry

The American tourism and timeshare industries have never given much attention to tourism from China. The Great Wall of China, the long fortress which kept the country’s enemies at bay thousands of years ago, is now also a symbol of how much the rest of the world is cut off from China in terms of communications and marketing.

Slowly however, with the increasing convenience of air travel, more and more Chinese tourists have been coming to North America, and the US tourism industry has noticed it.

The number of well-to-do Chinese vacationing in the United States is expected to rise by 15 percent this year. Majority of these more than half a million Chinese tourists will be headed to Hawaii.

Despite the negative effects on worldwide travel caused by the H1N1 flu pandemic last year, Chinese tourism to Hawaii has remained strong.

Honolulu Star Bulletin quoted Mike McCartney, president and chief executive of the Hawaii Tourism Authority as saying, “Chinese visitors have become Hawaii’s highest daily spenders, and recent bookings show that outbound travel from this growing market is picking up again.”

A sales and marketing team from the Hawaii Visitors and Convention Bureau is scheduled to fly to Shanghai within the month to promote Hawaii as a top meeting and convention destination.

This projected rise in visitors from China means there is an emerging new market for timeshare owners looking to resell or rent their Hawaiian timeshare weeks out to the tourists.

Timeshares in the islands of Hawaii have always been prime and exotic properties. However, with the current economy, most American vacationers now prefer holidays spent closer to home in order to save on airfare. This puts Hawaii vacations out of the question. But with international markets like the Chinese, should they prefer to travel out of their respective countries, Hawaii is always the perfect tropical getaway destination.

Interestingly, it seems Hawaiian timeshares have been gaining strength. Reports say lately, occupancy in Hawaiian timeshares has exceeded those of Hawaiian hotels.

Timeshare Resale Scams being a No. 1 Fraud is Affecting a lot of Owner’s looking for Relief?

Timeshare resale scams turned out to be the number one fraud that was reported to the state attorney general’s office in the US. Timeshare owners who seek for timeshare relief are greatly affected with this situation. About 18 months ago, the attorney general’s office first noticed timeshare scam complaints to surge.

A lot of consumers already fell as victims of these scams, losing hundreds or thousands of money. This is because owners have been giving out money collected as fees by the resellers. These owners have been called up and convinced that prospective buyers are willing to buy their timeshares. The selling process can just be started as soon as owners start paying such listing or appraisal fees. Only to find out that in the end, there was no actual selling that happened but just a scammer pocketing the owner’s money.

Knowing that a reseller is having the intention to do a resale scam is simple. Resellers would just contact you even though the timeshare is not posted in the market and would ask for certain fees with a promise to be able to sell the property in no time.

Until now, this has remained to be a threat to owners. Authorities find it hard to track down or identify these scammers as they are like fly by night people. So rescale scams continue to have an increasing rate of offense against the law.

It’s just up to these owners to be watchful for these scams if they need to remain patronizing resale companies because of the desire to get rid of their timeshares.

Guidelines for Timeshare Owners Need not end for Relief

Why do timeshare buyers want to get the best? Of course, they will be investing their money, time and effort. No doubt they wanted to see that what they had bought would be worth it. They would take care of their investments as much as they would like to and never want to end up needing timeshare relief.

Aside from the part that timeshare buyers should have, let’s look into the other considerations
needed:

• A timeshare company must have a good reputation in the business industry, I doubt if anybody would want to be partners with a firm that is not taking good care of its name.

• Some reputable firms have point system which you can request to know about. Then you can check if they are selling the timeshares more if they have this point system. It will be your basis for deciding if you will go on with buying a new or a resale one.

• Checking the actual location and size of the unit is a must for all buyers. Brokers will be much happy to assist buyers in checking out the site because it will be an opportunity for them to convince buyers and hopefully to sell the property.

• The moment you are at the site, try to ask the neighbors what they have to say about the management and amenities. It’s an easy way of researching about the timeshare you are being offered.

• Finding out the prices in the area you intend to buy will be the last homework for you. You can do it over the Internet by checking eBay and bidshare.com auction sites. If you wanted to buy a resale, make sure that prices are half of the developer’s price. If buying a new one, read carefully the contract before signing it.

If all timeshare buyers will just take time in reading the guidelines above, lessening the increasing number of owners wanting to get rid of their timeshares will be possible.

Timeshare’s Real Worth for Your Relief

Timeshares are oftentimes considered as investments by common people. However, timeshares are not investments because its value actually decreases in time. Some timeshare owners are even forced to find timeshare relief because they realized that the package is more of an expense than a source of profit or earnings.

Timeshares are not investments because the moment a contract is signed by the timeshare prospective buyer, the timeshare becomes his responsibility. The upkeep of the property is barely attended to by the timeshare company and renovations and improvements are out of their priority. It is stated in the contract that timeshare owners are responsible for the maintenance of the units. The deterioration of the property is inevitable and so is the decrease in its market value.

Timeshare salespeople also receive the commission they expect the moment timeshare buyers sign their contracts. Timeshare companies get the amount they expect to earn from the timeshares they sell the moment the transaction is carried out. So the value of the property is immediately depleted by the process. Besides, the acquisition rate of a timeshare is high because of the cost of the marketing involved in selling timeshares and not solely by the components of the property.

Timeshares real worth does not increase, rather, it continues to decrease. It is therefore not to be considered an investment. If you are looking for an investment, you will end up getting rid of your timeshare contract. So before purchasing a timeshare, think well and be sure that you can take it even if its value decreases in time.

Gym as a Timeshare, a Relief for Health Buffs

Health buffs usually do everything they can to be able to stay in shape. Now, a gym is offering them a timeshare system for their benefit. May they see it as absolutely beneficial unlike other vacation lovers who purchased timeshares yet ended up seeking for timeshare relief.

Heywood Sports and Racquet Club, based in Diss, Norfolk found it a good business idea to offer their gym facilities and equipments in a timesharing manner. Club partner Chris Burnard shared that the concept is an entirely new idea to the area. He said, “We have researched it quite thoroughly and there is nothing else like this." He added, "We have a 650 sq.ft. space with everything you would expect in a fitness gym in a comfortable and attractive environment. Clients can rent it for themselves or they might like to get together a group of two to four people.

The cost of the timeshare gym package is at £60 per month for a one set hour per week. This set of time can be shared with friends and it will prove cheap and convenient for all health buffs. Aside from the convenience, it will also help them develop a healthy lifestyle with the motivation of friends and loved ones.

Timesharing can surely be beneficial especially for big groups who frequently avail of the timeshare package. They can share the expenses of the best facilities they require. Hopefully, these timeshare gym package owners will not end up wanting to get rid of their timeshares because doing so will surely prove difficult to do, much like the timeshare resorts.

Purchasing Timeshares In The Resale Market May Not Be The Relief That You Require

Some vacation goers are once again interested to purchase timeshares. Timeshares in the resale market from timeshare owners seeking for timeshare relief are normally priced lower than timeshares from timeshare companies. However, timeshare prospective buyers should be vigilant in purchasing timeshares from the resale market.

Timeshares from the resale market may not be the relief that you are seeking for if you end up buying a timeshare that was overly promoted. Such often happens to timeshares in the resale market. With the aim to have the timeshares sold, some features and amenities are overly stated to give a good picture of the timeshare unit.

To make sure that such problem will not hit you, it would be best to visit the site before finally purchasing the package. If the site is too far from you, ask a friend or a relative to do. Seeing the site first hand will assure you that what you will get from the purchase are exactly the things that you were expecting and the things that you needed. Consider the presence of malls, grocery outlets, and other similar establishments. Those will prove useful later on because you will surely need to purchase stuff during your vacation.

Do not purchase timeshares in haste. You might end up regretting your decision and doing so may require you to get rid of your timeshare. Doing that is not easy so make sure that you will not end up wanting to do just that.

Growth of Timesharing in the Emirates is a Relief to these Countries

The financial crisis revealed a decline of timesharing in western countries. Timeshare companies experienced a decrease in sales and more timeshare owners are seeking for timeshare relief. However, a different scenario is happening in the Emirates.

Countries belonging to the Emirates are seeing a revival of the timeshare industry. It is gaining additional popularity that timeshare companies there are now preparing for timesharing of not only vacation accommodations but also yacht and private planes.

Wael Hussein Amer, deputy general manager of Arabian Falcon, stated that timesharing is gaining a following because of the cost sharing it offers the interested timeshare package buyers. It allows people to own a property for a week or more at a much lower rate than actually buying the whole property. They consider it more viable because of the fact that these properties are usually used for a couple of days only in a year’s time.

Luxury goods buyers are the ones who are finding it really convenient. They are naturally into purchasing luxury items and now with timesharing, they get to use these luxuries and maintain their luxurious lifestyle at a fraction of the cost it amounts to once bought not under the timeshare system.

Timesharing may have seen a decrease in the US and other western countries but this growth in the Emirates is a relief enough to the industry. Some of these owners may also end up getting rid of their timeshare contracts but the timeshare industry can still be happy with that knowing that timeshares were sold out at this point in time.

Write Downs in the Timeshare Industry is a Relief to Companies

Several write downs were experienced by the timeshare industry these past couple of months. These write downs reveal that the exodus of timeshare owners who are seeking for timeshare relief is not the only dilemma that the timeshare industry is currently experiencing, especially during this economic recession.

Timeshare industry is one of the most famous vacation options in the accommodation industry. It has grown to offer the most luxurious vacation locations to people and has even enticed hotel companies to engage in this type of business.

However, the recent financial crisis revealed some of these companies closing down and others writing down some of their assets. Starwood Hotels and Resorts Worldwide, Inc. disclosed their $362 million write down with their fourth quarter earnings last Thursday. The company is discontinuing the construction of some of its timeshare resorts. They also included the amount for the raw land that they intended to use for a timeshare complexes. They will no longer continue with the plan.

This Starwood write down is not the first for the industry. Five months ago, Marriott International, Inc. also declared a write down amounting to $760 million. The moves of these companies are brought about by the decrease in sales as well as the difficulty in financing being experienced worldwide.

If these write downs will continue, the timeshare industry will surely experience a decrease in timeshare developments. This will worsen the current situation of the industry where timeshare owners are already getting rid of their timeshares.

Singapore Continues to Need Relief from Fraudulent Timeshare Companies

The Consumes Association of Singapore (CASE) is concerned of the increase in beauty – related complaints but the continuous existence of fraudulent timeshare companies affecting timeshare owners seeking for timeshare relief in Singapore is still more alarming than other consumer – related predicaments.

CASE is the organization that upholds the rights of Singapore consumers. They always look at complaints of the people regarding offenses on consumer rights being maintained in the country. And with this responsibility in mind, they always look at the extent of problems the consumers get to encounter.

Apparently, beauty – related purchases caused some complaints for the past two years. Some spas closed down making the clients of these spas complain about non delivery of services. Spas and facial centers received several complaints alarming CASE of further increase.

And so, CASE is looking at options that can prevent the increase of beauty – related complaints. They are considering creating an accreditation system for spas and facial centers. CASE is coordinating with Spa Association of Singapore and Spa and Wellness Association for other options that they can also consider.

Regardless of the increase of complaints, timeshare still tops the list of most complained industries. Several timeshare owners are still complaining of non delivery of services being promised to them. Timeshare owners who want to get rid of their timeshares are usually the ones affected by this predicament. They are often promised much but end up receiving less than what they paid for.

If CASE continues to be successful in their efforts to curb out these complaints, the consumers will definitely benefit from their efforts.

A New Wyndham Timeshare for Your Relief

Some timeshare owners continue to seek for timeshare relief because of the financial burden that the packages bring them. However, timeshare companies also continue to put up timeshare properties increasing the rate of purchase of timeshares.
Timeshare owners seek for ways to get out of their timeshare contracts because they are bound to the financial responsibilities associated with their timeshares. They are required to pay timeshare maintenance fees as well as other special assessments that their timeshare companies charge them. And the rates of these charges continue to increase causing more trouble for these timeshare owners.
No matter how high the rate of exodus of these timeshare owners, timeshare companies will still continue on establishing timeshare resorts. It clearly shows that timeshares bring them good profit. The cycle of getting rid of timeshares and buying of the packages even seems beneficial for these companies.
Wyndham Worldwide Corporation, one of the big timeshare companies, unveiled a new timeshare unit. The property is located in the Washington area after the successful Wyndham Old Town Alexandria. This 11-story tower can be found in the North Harbor in the Prince George County. It is a 250 – condominium style, fully furnished property with 42 presidential suites. It has all amenities an urban timeshare can offer making it really attractive. Wyndham says 75 percent of the property is already sold out.
Timeshare owners may continue to get rid of their timeshares but other vacation goers are also attracted to new timeshare properties. So, timeshare companies are really not losers in this timeshare business.

Vacationers can Find Relief through Timeshare Promotions

Timeshare owners who are seeking for timeshare relief surely do not have the same impression that other vacation goers have on timeshares. Vacationers can best enjoy their vacation if they will stay at a timeshare instead of a hotel. Hotels are just a place for you to sleep and shower while timeshare is actually a condo that resembles a home away from home. Vacationing is all about comfort and relaxation, which you can get more of when you stay in a timeshare.

But be aware, if you opt to buy a timeshare, you have to shell out big amount of money for the initial purchase price. Aside from that, you will pay for its annual fees for the rest of your life. If at any point in time you decide you don’t want it anymore, you’ll find that it will be hard to sell.

Timeshare owners usually end up putting their vacation properties up for rent in hopes of breaking even. They also strive in getting some kind of return on their supposed investment because timeshares aren't worth very much once they’re used.

On the other hand, renting a timeshare instead of buying one keeps you away from worries about lifetime annual fees or any of the burdens of owning a timeshare. You can even visit discount travel websites or look for timeshares for rent since there are plenty of timeshare rental sites where you can rent timeshares. Though you may be paying same rate per night as a hotel charges, but at least you spend money only during your travel time.

However, the best way to enjoy a timeshare vacation is if you don't have to pay for the accommodations anymore. Timeshare owners who want to get rid of their timeshares should market their property well since there are plenty of free timeshare vacations. This promotion offers free accommodations in hotels and resorts in exchange for a few hours of attending a timeshare presentation.

Continuous Closure of Timeshare Companies, Not a Relief to the Market

Previous year seems to show improvements on the economy. The better financial condition that 2010 promises excites a lot of people for this year to start off right away. Because of the probability that more people will be capable of spending vacation this year, more timeshare owners seeking for timeshare relief hope to get freedom from their timeshares.

Nevertheless, the closure of another timeshare sales office was visible by the end of the season. Over the holidays, the Festiva Resorts Limited that operates in Nassau closed down its Sales and Marketing Office. There have been many reasons why the business closed down. One of the reasons is the stringent lending criteria enforced by U.S lenders. The sales and profitability of the company went down as a result.

Overall, The Bahamas disclosed an 8.4 percent drop on air arrivals as of November 2009. It was probably difficult for Festiva Resorts to market timeshare to their visitors. Low hotel occupancy hit over the whole country.

The chief executive officer of Festiva Resorts - Don Clayton, stated that they have exerted extra efforts just to retain the Nassau office. However, economic factors apart from the company lead its closure. Now, because of the sudden closure of the company, the employees lost their jobs. It seems that they were not informed in advance regarding Festiva Resort's closure.

Festiva Resorts will keep on sending owners and members on vacation to its designated Paradise Harbour Club & Marina Resort to fulfill their service. The company guarantees this service to their clients to keep them from getting rid of their timeshare.
